Morehouse Road Update

The following is a copy of a letter sent to property owners along Morehouse Road dated 23 July, 2019. The Board would like to share it with everyone for informational purposes.


Dear Beaver Springs Ranch property owners:

The Beaver Springs Association Board would like to take this opportunity to let you know our plan for moving forward in regards to the Morehouse road area. First, thank you to the Crosswhite family for allowing us to use their driveway as a detour. The Board will work with the Crosswhites to repair any damage to their property that results because of this. Second, thank you to everyone affected by the road closure for their patience and “community spirit” as we work through this repair.

There are numerous issues delaying our progress, including a combination of overlapping property rights. The Board is working through all of these issues, with all respective parties, and has an intention of beginning actual repair work on October first. To be specific, Beaver Springs Ranch does not own any property to the south of the road- so relocating the property further onto dry land is not an option. In addition, the bed of the river is owned by another party. This river boundary is (roughly speaking) described as the area between the high-water marks of the river- which now includes the river and rock area where the road used to be. Finally, we should all bear in mind that the Board simply cannot dump fill material into the river without a number of permits, which would be difficult for the Beaver Springs Ranch Association to obtain, because Beaver Springs Ranch is (arguably) not the owner of the property where the road used to be. In short, this is a bit of a mess.

The good news is that the owner of the river bed has agreed to return the river to its approximate course of several years ago and is in the process of obtaining the proper permits. It is his expectation to begin work when the water reaches its annual low point- around the beginning of October. At that time, the road will be returned to (approximately) it’s original location and the shoreline hardened against future erosion.

The Association Board is working hard to ensure this plan comes to fruition, but please understand that many aspects (such as permitting) are out of our control. In the meantime, we thank you again for your patience and would welcome any suggestions to improve the situation. Feel free to contact any Board member for further discussion, but please be patient with us as we are all learning about Utah property and water law as we go. We will do our best to let you know when we have updates.

Gate Anomalies… Gone!(?)

Through some extensive testing, our gate installer has found an issue in the gate which matches the symptoms we have been seeing for the past month+. They have fixed it and the gate–once more–appears to be working properly. They have also set the gate closer delay time back to normal. If you see any anomalous gate issues, please contact Karl immediately (his number is on the bulletin board at the gate). Thanks!

Gate Update

The vendor is still working out the kinks of the gate. The past three days there has been intermittent success. We did access the cameras last night to find that the gate failed on its own. However, if you see someone misuse the gate please report it to the Board or try to take the opportunity for a polite teaching moment. We will continue to update you all on the progress. New signs and detailed instructions soon to come.

Intermittent Gate Functionality

We are aware of intermittent issues with the gate functionality and have been working with our contractor to get it fixed. If you find the gate open, please do not push it closed! Doing so may cause damage.

Our gate contractor is continuing work on the gate. They are replacing some parts which will hopefully arrive next week. They have never had an issue like this before and are unsure what has caused it. We want to emphasize the importance of NOT messing with the gate when it is working, or trying to force it open. We reserve the right to fine or prosecute anyone found to be disturbing the normal operations of the gate.

If you have a key card or fob, remember to hold it next to the keypad on the gate. Once it beeps and turns green the gate will begin to open within a few seconds.

Morehouse Road Restrictions

The barricades on Morehouse Road are up for safety reasons as the road is being eroded by the river. We ask that ONLY residents of Morehouse Road use it because they have been given special access through a resident’s driveway. There will be an announcement when it is fixed and available to everyone.

Community Social Picnic

Alicia O’Meara will host a community social picnic at her property on Weber Road, July 4, 4-6 PM. Just for fun. Come meet your neighbors! Some food and drinks will be provided, but please feel free to bring whatever it is you’d like to drink and eat.

Survey of BSR Residents for Mail and Package Delivery

As discussed at the recent Beaver Springs Ranch Association Annual Meeting, the Oakley Post Office has made significant changes to their rural parcel delivery procedures. This has negatively impacted some residents. As a result of these changes the Upper Weber Canyon Property Owners Association, and the Pine Mountain Board are pursuing obtaining approval for rural delivery of United States Postal Service (USPS) mail and a delivery location for an Amazon drop box for the permanent residents of Upper Weber Canyon.

Utilizing rural mail delivery from the USPS would require a change of address from your current mail delivery location Oakley 84055, or other location, to a new Kamas 84036 location.

The Postal Survey will provide data from Beaver Springs Ranch regarding our interest in having USPS mail delivery to Upper Weber Canyon. We are providing the survey to all Beaver Springs Ranch residents for several reasons:

  1. If you are a part time resident but plan to become a full-time resident please complete the survey and make a note of your plans and when you think this will occur, approximately.
  2. If you are not a full-time resident, but you may want to receive packages while staying at Beaver Springs and utilize the facilities (other than USPS), please complete the survey making the appropriate notations.
  3. If you are a full-time resident and you receive mail delivery elsewhere, other than the Oakley Post Office. Please complete the survey and indicate if you would like to utilize the USPS facilities in Upper Weber Canyon.
